Transaction Volume Hits 1,772 Deals in Sixth Month

Transaction activity in Dongtan-gu surged alongside price gains. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, Dongtan-gu recorded 1,772 deals last month, the highest volume this year. Given the 30-day reporting requirement from contract date, actual transaction numbers for the sixth month are expected to be significantly higher.

Dongtan-gu apartment transactions had hovered around 1,000 deals per month before accelerating sharply upward. Cumulative transactions this year exceeded 7,000 deals.

Seoul Apartment Sales and Jeonse Prices Maintain Upward Pressure

Seoul apartment sales prices rose 0.27%, with the increase narrowing by 0.03 percentage points from the prior week. Dobong-gu (0.37%), Dongdaemun-gu (0.36%), and Seongbuk-gu (0.36%) recorded the largest gains among mid-tier and lower-tier districts.

Jeonse (long-term lease deposit) prices remained elevated amid ongoing housing supply shortages. Seoul apartment jeonse prices climbed 0.30%, down 0.05 percentage points from the previous week but still at a high level. Seoul's cumulative jeonse price increase this year reached 5.10%, nearly matching the sales price increase of 5.11%.
